Since joining GSP in 2005, Mr. Lee has underwritten, marketed, and closed over $850M in total transactions. He has a noted expertise in both ground up development and stabilized perm financing.
Construction Finance: Mr. Lee has arranged over $250M in construction financing including SFR, retail, mixed use, and apartment development. He has arranged debt, mezzanine and JV equity structures for over 300+ residential for-sale units as well as several hundred multi-family units. Notably, Mr. Lee financed the first LEED certified small lot subdivision in the City of Los Angeles . He has also financed the acquisition and construction of retail centers throughout Southern California .
CMBS Financing: Mr. Lee has successfully closed over $325M in his tenure at the firm on assets in the office, hotel, and retail sectors. Deals have included the $62M re-finance of a 250,000 SF office building as well as over a dozen anchored retail centers and office assets.
GSE Financing: In the past six years Mr. Lee has closed over 20 loans for both Fannie Mae and Freddie Mac. Through George Smith Partners he has established DUS lending relationships and has successfully lobbied for waivers for a variety of issues including cash out, partnership structure, citizenship, and occupancy.
In addition to the specific transactions above, Mr. Lee has also successfully closed bridge deals for office, mixed use and retail. He has closed debt transactions with both regional and local banks on land, hotels, retail, office and apartments.
Mr. Lee joined George Smith Partners in late 2005 after two years as a Deputy Chief Operating Officer for a mid-level residential development firm based in the Los Angeles area. In that role he helped oversee the acquisition, entitlement, costing and construction of over 15 projects totaling several hundred residential units. Mr. Lee worked with the City of Los Angeles, County of Los Angeles , and California Coastal Commission to obtain entitlements and approvals for the development of single family, PUD and condominium projects. Previously, he worked for two years at a firm specializing in the acquisition and rehabilitation of multi-family apartment projects.
A native of Palos Verdes, Mr. Lee received his undergraduate degree from the University of California Los Angeles in 2001. He is a Community Leader at Cornerstone Church in West Los Angeles and a frustrated tri-athlete. He now resides in Silver Lake with his wife, Monica, who is deft in her ability to simultaneously keep him motivated, relaxed, humble, challenged and laughing.
