Market Presentation – John Sebree, Marcus & Millichap

Learn how the Texas multifamily market compares to other key markets across the country. John Sebree, Director of Marcus & Millichap’s National Multi Housing Group, presents the latest data on apartment property construction, demand, supply, pricing and more across key Texas markets such as Austin/San Antonio, Dallas/Fort Worth, and Houston.

9:15 AM

Track A: Opening Panel:
Lone Star Rising: Development & Investment Activity & Trends

Multifamily leaders all over the country are more active in Texas than they’ve ever been. The major metro markets of Austin, San Antonio, Dallas, Fort Worth, and Houston standout nationwide as having experienced exciting demographic changes and tremendous growth. But for many, this has resulted in a multitude of issues around oversupply and slow rent growth. What is the industry doing to not over-dilute the local market? Which tertiary markets should investors be keeping their eyes on? Additionally, what are developers doing to manage the resulting increased construction and labor costs?

Concurrent Track B:
Operational Excellence Roundtable

10:00 AM

Track A: Panel Session:
Like Gold Dust: Capital Markets

Texas multifamily has become a hot commodity, for both national and foreign investors. With strong economic growth, the influx of corporations’ headquarters, and consequently persistent job growth, Texas is likely to see large amounts of capital from global sources. What does this mean for local investors and developers? At the same time, equity financing has become increasingly challenging to secure. The relative value of core, core-plus and value-add is changing… how do we measure it?

10:35 AM

Networking Break

Enjoy a delicious mid-morning snack and refreshments, while mingling and comparing notes with active developers, real estate managers, owners, investors, and capital sources.

11:20 AM

Track A: Panel Session:
Bang for Your Buck: Value-add & Upgrades

The overall market for value-add in Texas remains strong compared to many other regions nationwide. The ROI on B&C class properties has been growing, where relatively inexpensive upgrades can generate higher rents and returns. With oversupply on top of mind, which Texas tertiary markets stand to be the best investment in 2019? What creative revenue streams are being implemented?

Concurrent Track B:
Texas New Development Roundtable

12:00 PM

Track A: Panel Session:
Living in High Cotton: Property Management Innovations and Technology

Texas is where people want to be. While Austin has become a major technology hub, Houston and San Antonio have been undergoing immense revitalization efforts, and the economy in Dallas is booming! Operationally, multifamily owners have been struggling to find qualified staff due to extreme hiring competition. What are the best strategies for recruiting/training staff outside the industry and incentivizing them to stay long-term? Separately, what do these tech savvy tenants expect in terms of service and amenities from an industry that’s historically been behind the curve?

12:40 PM
