EisnerAmper: The 3rd annual Real Estate Private Equity Summit West

Thursday, April 27, 2017 -
8:00am to 4:30pm

Overview

With over $237B in global capital raised–and yet undeployed–for real estate investments as of the end of 2016, the market for real estate deals has become highly imbalanced. An overall lack of deal supply to meet the voracious appetite for real assets creates a complex situation that keeps costs high, returns low and complicates deal structuring. Yet, many say that the fundamentals driving real estate values are as strong as ever. Are high asset prices the new norm? Where are the best deals to be found? Where should you place your capital, and how conservative or aggressive should you be?

The 3rd annual EisnerAmper Real Estate Private Equity Summit West brings together equity partners and operating partners to create an in-person marketplace for real estate investing, capital raising and deal making. The curated sessions address the major issues affecting the real estate private equity market today, and the networking allows capital sources and sponsors to meet and source deals and investment capital. Over 300 are expected on April 27, 2017 in San Francisco.

What’s Next: State of the Market with an Eye towards the Future

With one foot in the present and one foot in the future, a substantive discussion to create understanding of the current capital supply and appetite among equity investors for U.S. real estate deals, digging into the who, what, where of real estate private equity activity today; highlighting challenges and obstacles as well as opportunities and emerging trends. Where is the balance of power today between capital partners and operating partners, and how are underwriting standards changing to enable or hinder deals.

  • Awash with Cash: How the imbalance between capital and deals will play out over the next year
  • Darling of the Industry: Sectors likely to emerge as the go-to for capital
  • Danger ahead: Product types vulnerable to a sudden downturn in performance

Chasing Yield: Value Add & Repositioning Opportunities in a Picked Over Market

This panel runs on the assumption that new development is likely to decrease over the next few years and that real estate opportunities in re-development will likely eclipse new projects, especially as major cultural and demographic shifts (working from anywhere, sharing economy / driverless cars, rise of e-commerce, etc.) render many existing properties less marketable. How do investors today evaluate these opportunities; what are the inherent risks and challenges?

  • Shifting Gears: Upgrading existing buildings as an alternative for development oriented capital
  • Wheat vs. Chaff: Identifying true value-add opportunities with significant upside
  • Beating the Competition: Evaluating investors’ appetite for redevelopment deals today
  • In the Weeds: Which improvement projects make the most sense today

Dry Powder: Fundraising & Capital Sourcing in a Cash Rich, Deal Poor Environment

This panel focuses in the activity in fundraising today, including an understanding of who is currently investing into new funds, as well as what is working not working. A discussion of the resurgence of excess “dry powder” (interpreted here to mean capital recently raised, not yet allocated to investments, with the implication that there is no clear avenue to profitably invest the cash). Fund formation, investor sourcing and relations are a key focus.

  • Return vs. Preservation: How can we expect expectations to change in the near future
  • Stepping Up: Which capital sources are most active today in both new equity and debt
  • Soft Circle: Challenges and solutions in raising new funds today
  • Timing the Market: Changing terms for new funds and deals today

11:35 PM

Multifamily Spotlight: Outlook for Apartment Investment and Development

There is no question that multifamily has been the darling of the industry since the last downturn. However, the cracks are starting to show. The apartments panel will deal largely with investors’ appetite for multifamily today, to shed light on where the best returns are to be found today in multifamily investments, comparing and contrasting key variables such as location, demographics, product choices, investment vehicles (debt vs. equity), development vs. acquisition, as well as major drivers that create the potential for opportunistic upside, above and beyond standard cap rates.

  • Fundamentally Speaking: Underlying economic drivers of apartment demand and values
  • Apartment-omics: Today’s cap rates and tomorrow’s risk factors for new multifamily investment
  • Feeling Entitled: New development activity in multifamily and condos on the West Coast
  • Staying Active: Opportunities and challenges in multifamily investment today

12:05 PM

Deal Structuring Masterclass: Navigating the Shifting Power Balance between GPs and LPs Today

This session will deal largely with the arrangements between capital partners and operating partners when putting together a deal (i.e. an equity investment / JV, etc.). The structure and terms of equity partners coming together are complex and ever changing, as the market dynamics shift the balance of power between those who hold the capital and those who find and create the opportunities. How are terms changing in terms of who benefits and under what circumstances? How are downside provisions changing?

  • See Saw: The power balance between capital partners and operating partners
  • Track Changes: How deal terms are changing in light of current conditions
  • BATNA: Understanding your alternatives and options, and those of your JV partner
  • Sharing Risk: Offering more upside to your LPs for less downside exposure
