According to Avison Young, the unemployment rate in the Triangle was reported at 3.4% in August 2018, down from 4.3% one year earlier and below the national average of 3.7%. With the additional 28,200 jobs in the 12 months ending in August 2018, for an annual growth rate of 3%, residents are pouring into Raleigh-Durham to capitalize on a growing, promising market. Charles Lindsey McAlpine Managing Partner CitiSculpt
Charles Lindsey McAlpine started his first business at age 19, which quickly grew to $40 million in revenue. Since then, McAlpine's experience and determination have grown through the inception of multiple, successful companies including his current role as Managing Partner of CitiSculpt, a commercial real estate development firm headquartered in Charlotte, North Carolina. McAlpine participates in the Urban Land Institute, National Apartment Association, National Association of Realtors, and National Homebuilders Association. He has served in a variety of leadership roles at civic and philanthropic organizations including as the President of the University of North Carolina Charlotte's Alumni Board of Governors and the Chairman of the Advisory Board of the Crosland School of Real Estate. With 25 years of experience as an owner, representative, investor and advocate in all types of real estate, McAlpine and his companies have developed more than 75 projects, which are valued in the billions. Today, McAlpine continues to earn respect through his long-range portfolio growth, investment strategies and expertise around Opportunity Zones.
Mark Barker Managing Partner, Principal & CEO Northview Partners
Mr. Barker serves as the CEO of NorthView Partners and has over 20 years of multifamily real estate experience. He has been directly involved in the development of over 5,000 multifamily units and has provided oversight for the construction of nearly 2,700 multifamily units in his career. Mr. Barker's experience includes multifamily product types ranging from two-story direct-entry, three-story breezeway with integrated garages, and four and five-story residential with structured parking. Mr. Barker has financed multifamily projects through both private equity and institutional partners. Prior to forming NorthView Partners, he joined Colonial Properties Trust in April 2005 and served as Senior Vice President, overseeing multifamily development and supporting acquisitions for Colonial within the East Coast region, including the states of Virginia, North Carolina, South Carolina, Tennessee, Georgia, Florida, and Alabama. In addition, Mr. Barker was a member of Colonial's Senior Management Team and provided additional business development input and guidance for the company. From 1999 to 2005, he was a Director in the Raleigh-Durham office of Wood Partners focusing on multifamily development in the Triangle market and was responsible for developing the Triangle's first urban apartment project with structured parking. Prior to joining Wood Partners, Mr. Barker served as Development Coordinator for Steven D. Bell & Company (Bell Partners), in which Mr. Barker had development responsibility for multifamily and assisted living housing and supported Bell on existing multifamily and commercial asset acquisitions. Mr. Barker graduated from Appalachian State University in 1992 with a degree in Social Science Education with a Concentration in History. After teaching high school social studies for two years, Mr. Barker entered the University of North Carolina at Chapel Hill, where in 1996 he received a Master's Degree in Urban Planning with a major in Real Estate Development and Finance. Katherine Mosley Principal Tribridge Residential
Katherine Mosley oversees all aspects of development, including entitlements, design, permitting, capital structuring and execution for all new developments. As a Principal of Development, Katherine has been involved with $1 billion of capital transactions spread across targeted southeastern markets including Atlanta, Nashville, Jacksonville, Charlotte and Raleigh. Katherine began her career with TriBridge directly out of college. In her 13 years at TriBridge, her career has spanned acquisitions, market research, capital projects and development. During her early years with the company she focused on acquisitions and market repositioning through value-add improvements and market knowledge. This foundation of market knowledge laid the framework for many successful developments. Her broad portfolio includes the zoning, closing, and development of 20 acres adjacent to Rex Hospital in Raleigh, North Carolina; the entitlement, closing, development and sale of One305 Central in Charlotte, North Carolina's vibrant and eclectic Plaza Midwood neighborhood; and the entitlement, closing, and development of The Griff, a river-side, mixed use community in Nashville's Germantown market. Katherine graduated magna cum laude from Robinson School of Business at Georgia State University with a degree in Business Administration specializing in Real Estate. While Katherine is passionate about development, her favorite role is mom to her mini-me daughter.
Maurice Malfatti Managing Partner, Co-Founder Blue Heron Asset Management
Maurice co-founded Blue Heron in 2011. He oversees the firm's operations and the investment strategy, portfolio construction, and management of Blue Heron's funds, serving on the Investment Committee for each fund. Maurice plays a key role in sourcing opportunities and negotiating deal structure and terms. He is actively involved in the visioning and development of the value-creation business plan for each asset and the oversight of its execution. Maurice has 20 years of real estate experience, spanning investment, commercial brokerage, development, and construction, and during the recession, served as a key member of a distressed asset receivership team on behalf of a regional bank. Maurice began investing in real estate in 1996. As a commercial broker, from 2005-2011, Maurice successfully closed 85 lease and sale transactions, spanning office, retail, industrial, self-storage and land; and served as property and or asset manager for several retail, office, and residential rental properties. Over his career, Maurice has co-founded, operated, and profitably exited several ventures, including real estate investments and a construction/property maintenance company. From 2000-2005, Maurice was a partner with a NYSE-member broker-dealer firm, covering buy-side institutional investors as an equities sales trader. He began his career as a systems analyst for Andersen Consulting (now Accenture). Maurice is a NC-licensed real estate broker and a past member of the Board of Directors for the Realtors Commercial Alliance in Wilmington, NC. As an active member of the Urban Land Institute, he serves on the "Rethinking Southern Cities" Regional Initiative Council. Maurice is an active supporter of Habitat for Humanity and a regular participant of CEO Build and Team Build events, and a frequent guest lecturer at the UNC Kenan Flagler School of Business. Maurice received a BS in Industrial Engineering from Lehigh University.
Grey Poole Partner Selwyn Property Group
Grey focuses on the development, brokerage and leasing of office, medical office and infill residential projects. Previous experience includes serving as a partner at Mark Pierce Poole Properties (2001-2008), senior vice president of the Trammell Crow Company (1998-2000) and director of office leasing at Faison Associates (1992-97). Grey, along with Patrick Pierce and Jensie Teague, founded Selwyn Property Group in 2009. Since his first industry position at Childress Klein Properties in 1990, Grey has been responsible for the development of several million square feet of office, medical office, retail, and infill residential properties. Grey graduated from Phi Beta Kappa from the University of North Carolina at Chapel Hill and earned his Master of Business Administration (MBA) a t the University of Virginia. He is a Licensed Real Estate Broker in North Carolina and South Carolina, and is the past President of the National Association of Industrial and Office Properties (NAIOP). Projects that Grey has been involved with include 605 Lexington Avenue (infill office building in Charlotte, 800 St. Mary's Street (infill boutique apartment project in Raleigh), 1500 Kenilworth (infill townhome project in Charlotte), Park at Drexel (infill boutique apartment project in Charlotte), OrthoCarolina Medical Office Building (Charlotte), and Dabney Exchange Retail Development (Henderson).
Palmer McArthur VP Development Pollack Shores
Palmer joined Pollack Shores in 2014. As the Vice President of Development, his responsibilities include identifying and analyzing development opportunities across the Southeast, raising debt and equity capital, and managing project execution. Previously, Palmer was an Assistant Vice President at Wells Fargo, where he originated and underwrote CMBS loans in the Real Estate Capital Markets group. He was also a Relationship Manager in the Special Situations Group, where he managed and restructured distressed commercial mortgages. Palmer earned an MBA from Columbia Business School and a BSBA with distinction from the University of North Carolina at Chapel Hill. He was an active member of the real estate clubs at both institutions and is a member of ULI. Palmer lives in Atlanta with his wife, Brynn, and enjoys golf, hunting, and spending time with friends and family.
Clark Jenkins Senior Vice President Bellwether Enterprise
Clark has 15 years of experience in commercial real estate finance, loan origination, and underwriting. As Bellwether Enterprise's Senior Vice President, he is responsible for originating commercial real estate debt and equity opportunities. Prior to Bellwether Enterprise, Clark was a Vice President at Capital Advisors, starting at the firm as a financial analyst and transitioning to production after two years.
