Overview

According to Cushman & Wakefield, office and residential inventory growth in Central Perimeter is quickly outpacing other Atlanta neighborhoods, with average office rents nearly 25% higher than the Atlanta market overall. This is largely due to MARTA's success in attracting a solid customer base, which has ushered in redevelopment and new construction. Over the past decade, the number of new residential units within half a mile of MARTA stations has more than tripled inventory growth elsewhere. Central Perimeter's strong corporate growth has also driven real estate interest and the expansion of transit-oriented development. Convenient transportation is an issue, however: 75% of Dunwoody residents commute alone in personal vehicles, just 6% use buses, and a scant 0.1% ride bikes. Exceedingly car-dependent neighborhoods suffer from high congestion. Having public transportation is central to driving company relocation: major headquarters like Insight Global, who inked the largest office deal of 2018 at Twelve24, cited MARTA proximity as paramount. MassMutual just relocated their company headquarters out of Central Perimeter to Gwinnett County. Managing Partner Jeffrey Bulvin said the traffic conditions in Central Perimeter were becoming too burdensome for his 100+ person workforce. Rusty Paul Mayor City of Sandy Springs
Elected mayor in November 2013, Russell K. (Rusty) Paul brings more than 40 years of federal, state and local public policy and public administration experience to the job. He is currently serving his second term. Mr. Paul was elected to the founding city council for Sandy Springs in November 2005 and served one term. He chaired the city's charter review commission and the Sandy Springs Development Authority. He was confirmed unanimously by the U.S. Senate as Assistant Secretary for Congressional and Intergovernmental Relations in the first Bush Administration under Secretary Jack Kemp. Secretary Kemp also appointed him acting Assistant Secretary of Community Planning and Development and tapped him to oversee the department's disaster response to Hurricane Hugo and the 1989 San Francisco earthquake. He received the Secretary's Golden Eagle Award, the highest honor a cabinet officer can bestow. Besides his stints in federal government, Mr. Paul is a former Georgia State Senator and also served on the Stone Mountain City Council and served three terms on the Georgia Municipal Association board of directors. In 1995, he was elected chairman of the Georgia Republican Party and served on the Republican National Committee, where RNC Chair Jim Nicholson appointed him to chair the State Chairman's Advisory Committee. He is a past chairman of the Sandy Springs/Perimeter Center Chamber of Commerce and a member of Sandy Springs Rotary. He and his wife, Jan, are parents of five adult children and attend Holy Innocents Episcopal Church.

Brandon Houston is a Principal with Trammell Crow Company's Atlanta office, where his responsibilities include sourcing and executing new office development and investment opportunities. With over 12 years of commercial real estate experience, Brandon has negotiated over 2 million square feet of commercial leases and has been involved in development projects valued at over $900 million. He specializes in market analysis, project branding, financial analysis, lease negotiation, design team oversight and construction management.? ??????Brandon previously served as a Principal in the Houston office of Trammell Crow Company. As an executive vice president, Jerome focuses on complex urban mixed-use, multi-family developments to expand and strengthen Carter's business. Jerome joined Carter in 2014 with more than two decades of diverse real estate industry experience. He has a unique understanding of all aspects of real estate from due diligence and structuring/financing through deal execution, as well as overall oversight and management of the design and construction process. Prior to joining Carter, he spent 22 years in various roles at The Dawson Company, including his most recent role as Executive Vice President and Chief Operating Officer. Blair Schlossberg Co-Founder & Principal Crown Holdings Group
Blair Schlossberg, a founding member of Crown Holdings Group, began his career as an associate with the Atlanta law firm of Alston & Bird in 1991. At Alston & Bird, he gained a broad range of experience in both corporate and real estate law while also participating in their litigation practice. Mr. Schlossberg received extensive experience with residential and retail development, handled closings of construction and permanent financing loans, and gained valuable knowledge of real estate transactions. After Alston & Bird, Mr. Schlossberg joined BWAY Corporation, a NYSE-listed manufacturing company with annual sales of $500 million, as General Counsel. There he served as a member of the Executive, Management, Employee Benefits and Strategic Alliance committees and led corporate restructuring initiatives and advised the company's board of directors on M&A, real estate transactions, fiduciary issues, and shareholder and labor issues. After leaving BWAY, Mr. Schlossberg partnered with Moshe Manoah to begin Crown Holdings Group. Capitalizing on Mr. Schlossberg's legal, real estate transaction and financing abilities, together they have completed over $1 billion in real estate transactions mainly in the residential land development, multifamily and retail commercial projects. Mr. Schlossberg also formed StreetSide Developers through which he completed numerous condominium conversion projects and has been a principal in the acquisition, management and disposition of retail and multifamily residential projects. The retail division completed various Wal-Mart, Home Depot and Kohl's power centers in Georgia and Florida. Mr. Schlossberg is a graduate of the University of Texas where he was President of the Texas Student Body and received the Presidential Leadership Award and Scholarship. He completed a comparative legal studies program at Oxford University (England), received his Doctorate of Law degree from Emory University, and then obtained his MBA from the Emory University Goizueta School of Business. Mr. Schlossberg is admitted to the state bars in Connecticut and Georgia.
